Chbar Ampov: forgotten, outlaying and expanding
According to the World Bank, strong economies are highly urban.
Cambodia has 21% of its population living in urban areas whereas countries with similar GDP (Bangladesh, Kyrgyzstan) are 35%.
By 2050, Cambodia’s rate is likely to catch up.
Phnom Penh is the largest city in the country with 2 million+ residents serving as a global gateway.
It has plenty of opportunity and robust planning is starting to address congestion in this fast-changing city.
Locations like this are now getting more attention as they have suitable options near the city centre.
The PPSEZ about 5km past the airport is an example of phased activity to move activity out of the city centre.
This will allow westward growth and development in Chbar Ampov will stretch the city east and south.
With projected growth and ongoing investment, this location is ripe. Now is a good time to look before everyone else does.
Koh Norea bridge completed
Construction of the bridge connecting Koh Norea (Chbar Ampov and Prek Eng) with Koh Pich (Tonle Bassac) is now complete and commissioned.
Construction of the cable-stayed (824m long and 24.5m wide) bridge commenced in October 2020 with an estimated construction time of 35 months at a cost of US$38 million.
The bridge now connects central Phnom Penh with NR1, thereby reducing traffic congestion on Monivong Bridge and make travel times from Chbar Ampov to BKK, and Riverside much quicker.
This, of course, will open up the areas beyond like Prek Eng which is already seeing development on an impressive scale and offer a different route to the new Phnom Penh International Airport.
PPWSA to build new intake station near Prek Eng
The Phnom Penh Water Supply Authority will build a replacement intake station in Koh Norea to replace the old station location in Kdei Takuy with a current capacity of 260,000m3/day.
The new project can pump 300,000 to 400,000m3/day.
The construction project is divided into four phases, including technical consulting, civil construction, electro and mechanical and water pipeline connection, scheduled to be completed by early 2024.
Phnom Penh’s four operational water treatment plants can supply 600,000m3/day with the new water treatment plant in Bakheng still under construction.
Due to the city’s growth, the demand for clean water has exceeded the production capacity. The actual demand is about 800,000m3/day.
In response to this demand, the PPWSA is building the Bakheng water treatment plant, which can produce an additional 400,000m3/day.
In total, from 2023 onwards, the PPSWA expects to be able to produce 1 million cubic meters per day of clean water for Phnom Penh and Takmau.
2022 property market healthy enough?
Despite claims the Cambodia property market is not healthy enough in 2022 to compete globally, there is evidence this is not the case.
The sector has ridden a massive wave of direct foreign investment, mostly from China, with no foreseeable limit, despite COVID-19.
Stunning villas of Phnom Penh
The gentrified sangkat of Chaktomuk and the areas around Wat Phnom are where the first villas from French colonial times appeared in Phnom Penh.
But this has changed over time…
New Phnom Penh International Airport (NPPIA) operational by 2024
The New Phnom Penh International Airport (NPPIA) project is a greenfield airport currently under development, 20km south of Phnom Penh in Kandal Province will be operational by 2024.
Also called Techo International Airport, it will be one of the biggest in the region covering 2,600 hectares.
