About TK
Toul Kork (or TK as it is locally known) lies in the north and northwest of Phnom Penh city centre cut by Russian Boulevard from the CBD.
Now its northern area is becoming far more affluent to houses similarly priced closer to the centre of town and the local authorities are spending more resources in beautifying the area.
Toul Kork (shortened to TK) literally means ‘ground hill’ in Khmer and includes the areas around Boeung Kak Lake and the areas further to the west.
Not being in the city, Toul Kork is good for people wanting a quiet life. It has a mix of properties on wide roads, giving it a spacious suburban feel.
Now it has a more commercial feel, joining Tonle Bassac, Daun Penh and BKK, boasting an increased number of commercial activities and is a good housing option.
TK Development:
TK has many condo developments with supermarkets, hospitals, schools, restaurants and coffee shops.
AEON Mall 2, the country’s 2nd international mall 15 minutes away.
There are many institutions and businesses in Toul Kork including RUPP, IFL, Institute of Technology, Pannasastra, Tax Dept and Ministry of Labour.
Despite many completed and ‘in construction’ high rises, villas and gated communities dominate the area, largely attracting wealthy Cambodian families wanting to live near TK Avenue.
As affluence has grown, the area has seen a notable increase in retail shops with TK Avenue (the first international style complex) and Phnom Penh City Centre Mall are 2 examples.
The Boeung Kak and Camko City developments also feature large scale housing and commercial spaces.
South Toul Kork has mainly low-rise properties mostly owned and occupied by locals.
Post Covid, 2022 and a brave new normal
There is some doubt as to what a post Covid world will look like even though many say things would be back to a brave new ‘normal’ by the end of 2022.
It is widely known that the pandemic changed consumer behavior and spending habits enormously and the current global geopolitical events are adding to its effects.
The suspension of regional and international travel, for instance, directly impacted retail, tourism and hospitality sectors across the globe.
This led to a rise in online shopping and entertainment platforms and is likely to create long-term effects on retail markets and eventually real estate.
