Located in a hilly part of Kep Province with magnificent views is this stunning 14 room hotel resort for sale.
This is a property that must be regrettably sold by the owner for personal reasons.
This has been a labour of love, but, for personal reasons, he is unable to fulfil his dreams of constructing 50 luxury bungalows on this very special property.
The views over the jungle stretching to the Bay of Thailand is magnificent and, being in the dedicated ecotourism precinct of Kep, has tremendous potential.
The land title is currently soft but will be converted to hard title during the transfer process.
With some design nous and at this very low per metre price, a keen investor / developer is bound to work some magic on this property.
In terms of location, it is about 2km from Black Cat Kep, close to Kep Jetty and Wat Samathi Pagoda.
The nearest airport is Sihanouk International airport, about 90km away.
We invite all keen investors to grab this opportunity before it is too late.

About Kep Province:
Kep Province is surrounded by Kampot Province, but for 16km of coastline fronting the Bay of Thailand and Phu Quoc Island which is only 20km from the border with Vietnam.
The Kep peninsula, in the southwest of the province, is triangular in shape from which a small archipelago is accessed.
This includes Koh Tumsay (Rabbit Island) which is the largest island (2sqm), boasting white sandy beaches that meet shallow seas perfect for swimming and snorkelling.
The sea waters in this location are full of corals, a wide variety of sea animals and plants that attract many researchers and ecologists.
From the mainland of Kep, Rabbit Island is 30 minutes away by local slow boats or 10 minutes by speed boat.
From the beginning of the 20th Century through to the 1960s, Kep was Cambodia’s premier beach town that attracted rich and famous Khmers as well as international names.
Many abandoned post-colonial / modernist villas can still be seen in the region, demonstrating the kind of lifestyles that were sought in beautiful Kep.
About Kampot & Kep
The population of Kampot City some 150km southwest of Phnom Penh has grown and now attracts range of restaurants, hotels and other services.
Its special vibe is its riverside and mountain setting and visitors spend their time enjoying nature.
Main industries are salt / pepper production, fishing, fruit (esp. Durian), light industry and tourism.
Peak season is November to April when tourist businesses open up along the river promenade near Old Market and in the old quarter.
The fully paved promenade runs from New Bridge, past the Governor’s Residence to the Aquatic Center.
The old bridge has various styles after a number of Khmer Rouge breaches.
It is now open to motorbikes and provides a reference point by day and night. The region is hottest in April and coolest in December. Highest rainfall is in September and October and the driest time is January to March.
Kep (Kaeb in Khmer) is a coastal town in Kampot Province in the southern area of Cambodia.
It has some very picturesque area and attracts many local and foreign tourists on weekends and special festivals due to its natural beauty and relaxing nature.
Being close to Phnom Penh, it is perfect for a weekend getaway and the National Road 3 upgrade has made the journey a lot quicker and enjoyable than before.
The province is being developed at a fast rate, which is pushing prices up considerably.
A main attraction of Kep is Koh Tonsay (Rabbit Island) which is located southeast of the town. The beaches here are very attractive and relatively under-developed, although this is changing.
The National Park and Butterfly Farms capture the beauty of nature as do its beaches and pagodas, giving each visitor the chance to enjoy Khmer culture.
From Kep Cambodia website:
“… Kep is a seaside town located on a group of hills going down to the beach. Cambodian and Vietnamese islands are just offshore.
It’s a half hour drive from Kampot, Cambodia a half hour to the Vietnamese border; and 2 hours from SihanoukVille and Phnom Penh, Cambodia. Bungalows, villas, guesthouses, and hotels are located on the hillside and the beaches.
Also, beach side bungalows on Rabbit Island.
There’s not a whole lot [here] mostly a place for relaxation, enjoying fresh seafood, going for walks, trekking though the hills, boating, fishing and island trips, bicycling and mountain biking, sitting on the beach, and as a stopover on the way to or from Vietnam.
Plenty of garden style resorts around the beaches and mountains. Most have swimming pools, air-con rooms, on-site restaurants, and are quite picturesque…”.
Access from Phnom Penh
Road 3 upgrade is almost complete, so travel time from Phnom Penh will be 2 hours, making this a perfect weekend destination with Kampot just over 40 mins away.
We invite you to consider this offer and grab it before it is too late. Land values in this area are rising steadily, so this price will not last for long.
Tourism Infrastructure
According to the Tourism Infrastructure Project, tourism – specifically Kampot, Kep and Koh Kong – is expected to increase 500% by 2025.
Further, the Government’s Tourism aims to enhance (i) travel connections; (ii) product development; (iii) tourist safety; (iv) marketing; (v) the business environment; and (v) HR development.
