In Siem Reap city, there is an exciting variety of medium to high-end residences for sale and for rent, including villas and modern apartments.

However, finding something in the temple city is not as easy as it sounds if you want to find something that is not only beautiful but a good investment.

Many villas and apartments may, on first viewing, show great potential as an investment, but we have found that the best options have a nice pool, large garden, and a secure perimeter.

There is so much to choose from that it is hard to know where to start so, to make it easier, we’ve collated a list of the best villas and apartments.

To start, you should first consider the cost per square metre ($/sqm), which is a metric determined by the property size, age, design and location.

In the city, residential properties generally range from $103,000 to $575,000 with a median property price of circa $213,000.

The most popular properties are mostly land in high-growth areas, or houses, villas and apartments with car parking, are non-flooding, and have a common area and/or balcony.

The most popular suburbs are – Wat Damnak, Sambour, Prasat Bakong, Svey Dankum, Sala Kamreuk, Chreav, Banteay Srei and some areas near the new airport.

The average bedroom count is 2-5 (the most popular being 3) with 2-5 bathrooms and 1 parking spot.

Most preferred properties face north, followed by west, then south with an average floor area of 96sqm (smallest being 61sqm and largest 200sqm).

In a personal level, I find Siem Reap to be a more livable city than Phnom Penh.

Simple things like having footpaths to walk on without having to navigate around parked cars and tuk tuks, or having plenty of trees and gardens to hide from the searing heat, and that much of the historic centre is still intact.

The local government seems to want its citizens to have positive daily lives, which is somewhat shown by the plan to keep high-rise construction out of the old city centre and the pride shown in the lack of rubbish and well-kept streetscapes.

10 years ago, it was a hot, dusty place accessed along potholed streets. Today Siem Reap is a proud regional centre worthy of its international reputation.
