Healthy Investment Confidence Returning in 2024
As the dreary years of 2019-2023 fall away, confidence is returning that the coming months will generate activity essential for a healthy property sector as foreign investment returns to pre-pandemic levels.
The presence of apparent current empty stock, combined with that yet to enter the market, long-term investment is still appealing to foreign investors in this largely stable market.
Many agree that Cambodia weathered the pandemic well and, despite a glut of stock, quality projects will do well as sophisticated investors expect more from developers.
Confidence returning to Cambodia
About Tonle Bassac
Tonle Bassac, a Sangkat in Chamkarmon, is located on the west side of the Tonle Bassac River.
It covers around 3 square kilometres flanked by Sihanouk Blvd, Norodom Blvd and National Road 1.
The area is known for having a myriad of small alleys that branch off into larger streets. These alleys are full of bars and restaurants, hotels and residences secluded from the busy city centre.
Reclaimed land (known as Koh Pich) has undergone a lot of development over recent years.
It is now home for many condos, exhibition halls, hotels and other icons such as The Bridge, The Peak and Di Riviera.
A number of embassies are also located in Tonle Bassac – Thai, Australian, Japanese, Indonesian, Russian, Malaysian, South Korea and Philippines.
The area is also home to many government buildings and gated communities.
Consequently, you will notice increased security presence (private, police and national security).
About Diamond Island (Koh Pich), Tonle Bassac:
Diamond Island is a recent addition to the Phnom Penh skyline from Koh (Island) and Pich (Diamond). It is an artificial island built around 2000 on the Bassac River.
Before then, the area was home to a few fishing families. In 2006 the island was sold to the Overseas Cambodia Investment Corporation for development
Koh Pich is now a hot spot for real estate investments and mostly inhabited by Chinese. There is little doubt this 75-hectare island will be exclusively for the rich.
In “Elite Town” houses cost up to $1 million USD. Opposite, the “Elysées project” a huge project of $150 million dollars is a replica Haussmann building and L’Arc de Triomphe.
Is the property market healthy enough?
Despite claims the Cambodia property market is not healthy enough to compete globally, there is evidence this is not the case.
The sector has ridden a massive wave of direct foreign investment, mostly from China, with no foreseeable limit, despite COVID-19.
Good guide to investing
Here is a good guide to investing in Cambodia that should steer you away from total financial disaster.
The real estate market in Cambodia is extremely varied, more so than most countries, which can make investing either a smooth journey or a rocky one.
