About the area
Toul Kork (or TK as it is locally known) lies in the north and northwest of Phnom Penh city centre cut by Russian Boulevard from the CBD.
Now its northern area is becoming far more affluent to houses similarly priced closer to the centre of town.
Toul Kork (shortened to TK) literally means ‘ground hill’ in Khmer and includes the areas around Boeung Kak Lake and the areas further to the west.
Not being in the city, Toul Kork is good for people wanting a quiet life. It has a mix of properties on wide roads, giving it a spacious suburban feel.
Now it has a more commercial feel, joining Tonle Bassac, Daun Penh and BKK, boasting an increased number of commercial activities and is a good housing option.
TK Development:
TK has many condo developments with supermarkets, hospitals, schools, restaurants and coffee shops.
AEON Mall 2, the country’s 2nd international mall 15 minutes away.
There are many institutions and businesses in Toul Kork including RUPP, IFL, Institute of Technology, Pannasastra, Tax Dept and Ministry of Labour.
Despite many completed and ‘in construction’ high rises, villas and gated communities dominate the area, largely attracting wealthy Cambodian families wanting to live near TK Avenue.
As affluence has grown, the area has seen an increase in retail shops. TK Avenue (the first international style complex) and Phnom Penh City Centre Mall are 2 examples.
The Boeung Kak and Camko City developments also feature large scale housing and commercial spaces.
South Toul Kork has mainly low-rise properties mostly owned and occupied by locals.
Renting made easy
Phnom Penh real estate, especially the rental market, is not easy to navigate around as there’s a lot on offer and prices vary depending on where, when and what you are looking for.
The city offers a range of properties, so it is important you know what is available. Covid made things difficult for everyone and all over Phnom Penh, people started negotiating heavily.
Although there is some residual goodwill, much has gone and prices are now close to pre-pandemic levels. Don’t expect real estate miracles anymore!
There are essentially four types of rental options (Khmer style shop house, renovated shop house, western apartment, condo / serviced apartment).
Each has a distinct feature and price tag, depending on location…
